No. You keep 100% of your existing investor relationships and management fees. Partnership only happens when a new investor comes to you (whether through Lineage or organic referrals) and chooses to acquire through Lineage. Your existing clients stay with you, managed the same way as always. We simply offer them financing and tools to make their investment journey easier.
What's the commitment? Can I cancel anytime?+
Partnership is flexible. We ask for a 1-year initial term because onboarding and ramping takes time (especially platform integration). After year one, you can continue month-to-month. You manage properties for Lineage investors for as long as they own them — that's separate from the partnership agreement. We want long-term aligned relationships, not transactional deals.
How many investor referrals can I expect?+
Depends entirely on your network size and how actively you refer. If you have 20 investors in your current client base, you might refer 5–10 in year one. Some partners refer 50+ investors, others refer 2–3. Each referral is a $1,500 fee per property closed. There's no minimum referral target and no maximum — it's 100% up to you. And you can refer to any Lineage market, not just your local area.
What if an investor refinances or sells a property they bought through Lineage?+
You earn additional referral revenue on any refinance through Lineage. If they sell, you stop managing the property (if you were managing it) and no additional referral fees apply. But here's the key: that investor stays in your network. When they're ready to buy again, you can refer them back to Lineage and earn another $1,500 per property. You earn for every transaction your referred investors make with Lineage, forever.
Can I earn referral revenue without managing any Lineage properties?+
Absolutely. You earn $1,500 per property referral at close, regardless of whether you manage the property. Many partners refer investors to markets where they don't have a management presence and still earn full referral revenue. Management is 100% optional. Refer as many investors as you'd like — they can buy in any Lineage market, and you earn the same referral fee.
How do referrals work? Do I send investors to you?+
Yes, but it's simple. When an investor (new or existing client) wants to acquire a property, you can send them to Lineage's acquisition platform. You'll have a unique PM partner link so we know the referral came from you. They don't need to do anything special — just start their wealth plan as usual. You'll see the referral tracked in your partner dashboard so you know you're getting credit.
