Build your rental portfolio plan
Start with the cash you have and watch a rental portfolio grow the way it does on Lineage: the loan, the insurance, and a vetted local property manager come with every property, and each one’s cash flow and equity go toward the next.
Where are you starting from?
Most Lineage investors start with $50K to $80K and own their first rental in about 22 days.
What can you put toward your next rental?
How much will you invest each year to grow your rental portfolio?
Advanced assumptionsPrice per property, cash flow, rate, appreciation, tax, and how equity is recycled. The plan updates as you type.
A refinance keeps the property and borrows against its gains. A 1031 sells it and rolls the gains into the next one, tax deferred. $38,158 recycled by 2036.
You put in $300K. You own $1.85M. You clear $2,097 a month.

Equity is what you’d own after paying off the loans. Total return also counts $41K in tax savings on that cash flow and $67K not yet spent on a rental. Neither is equity.

Assumes $230K rentals, a 6.5% interest-only loan, $295 a month of cash flow each, 3% rent growth, and 3% appreciation. The $295 a month is after property management, taxes, insurance, and maintenance, and before a reserve. Lineage recommends six months of expenses in reserve. Each loan is interest-only for 10 years, then converts to principal and interest. A cash-out refinance replaces the loan with a larger one and resets the term. Rentals bought in later years cost more, rising with that appreciation. Tax savings assume a 32% bracket. What it saves depends on your situation. IRR counts each deposit when you make it, the tax savings each year, and selling every rental at the end of the plan after 6% selling costs, before depreciation recapture and capital gains tax. Every purchase and refinance is a decision you make with your consultant.
Illustrative example. Actual returns vary based on market conditions, property performance, and financing terms. This is educational content, not financial or tax advice. The projection assumes a DSCR loan with 20% down, interest-only for the first 10 years, and 3% a year appreciation on every rental.
