Asset allocation inside your IRA
Most IRAs hold cash, bonds, and stocks because that's what the brokerage offers. Ron Phillips and John Galane run the same $250,000 through both menus for a full year, then walk a real rental bought inside an IRA, line by line.

The brokerage menu is short. The rulebook is longer.
Most retirement accounts hold whatever the brokerage puts on the menu, usually some mix of cash, bonds, and stocks. The rules allow a much longer list, including rental property, notes secured by real estate, and land.
None of it tells you which mix belongs in your account. It shows what each one does to a dollar over a year, and what the rules ask of you if you hold the second kind, so you can weigh it against what you already know.
The questions Ron and John answer
What can an IRA actually hold?
The rules list what an IRA can't hold, mainly life insurance and most collectibles. Nearly everything else is allowed. Most brokerages just don't offer it. Holding real estate takes a self-directed IRA, with a custodian that handles alternative assets.

What does $250,000 do in cash, bonds, and stocks?
John splits it three ways and runs a full year: interest, dividends, price change, fees, and what's left after inflation.
What does it do in trust deeds, land, and rentals?
The same $250,000 and the same year, run through notes secured by real estate, raw land, and rentals.
What does a rental inside an IRA look like?
The IRA buys the property, pays every bill, and collects every dollar of rent. Ron walks one real purchase line by line. If the IRA borrows, the loan has to be non-recourse, and part of the income can be taxed inside the account.

What ends an IRA?
You, your spouse, your parents, and your kids can't do business with the account. Renting the property to your kid, fixing the roof yourself, or staying there for a weekend can each count as a prohibited transaction. If one happens, the whole IRA is treated as cashed out as of January 1 that year.

What this session is not

Ron Phillips, CEO of Lineage
Ron has spent more than 20 years buying rental property and helping other investors do the same. He has built six companies, one of which landed in the top 25% of the Inc. 5000. He is a national speaker and a best-selling author. He still owns rental property, which is why this session sounds like a conversation with a peer and not a seminar.
He spent those years as the connective tissue between the brokers, lenders, insurers, and property managers who each hold one piece of a deal. In 2024 he co-founded Lineage to put those pieces in one place.
The Lineage founding team has helped more than 6,000 investors complete over $1.5 billion in transactions (as of Q1 2026). Lineage is a new company. The experience behind it isn’t.
John Galane, CEO of Mountain West IRA
John runs Mountain West IRA, a self-directed IRA and 401(k) administrator that helps investors hold real estate and other alternative assets in retirement accounts. Before that, he was a Vice President at Morgan Stanley.
Today he speaks and trains through 3 Step Goals. He holds a Master of Education and a Bachelor of Science from UNLV.

Common questions
Yes. Free to attend, free to watch later.
30 minutes, plus time for questions at the end.
No. Register and we’ll send the recording. Live is better if you want to ask Ron or John something directly.
It’s built for investors who already invest and are deciding whether rental property earns a place in the portfolio. If you’ve owned property for years, you’ll still get the math. You won’t get talked down to either way.
No catch. Lineage makes money one way, a flat $749 when you buy a property through us, and only when you close. This session is education. If you want to talk to someone afterward, you can. If not, watch and go.
